Living Room features sofa, loveseat, 2 recliners, large flat screen TV. Dining room off living room & kitchen.
      
Family room features seating area & dinette table, TV/entertainment area, as well as access to screened lanai and pool.  Kitchen is well equipped and open to family room.        

1) Master Bedroom with king bed and flat screen TV. 2) Large en-suite bath master bath(walk-in shower for accessibility). 3) 2nd bedroom with 2 twin beds, flat screen TV.

1) 3rd bedroom with full bed. 2) 4th bedroom with queen bed & flatscreen TV. 3) Jack n Jill bath adjoins both bedrooms.
  

1) Laundry room with washer/dryer, sink, lots of cabinets, granite countertop. 2) Two car garage stores bikes, beach wagon, and beach chairs for your use.

Amenities:

Located off of West Gulf Drive, about 6 miles from the Sanibel causeway. Boulder Drive is one street in from West Gulf Drive, making short walk to the beach access on West Gulf (about equivalent of 3 blocks).

Ground level, 4BR/3BA ranch home with screened, heated pool. The house is located in a friendly neighborhood with quiet streets great for walking and biking.

New updates to home as of April, 2010. Very well equipped with everything you need for a relaxing island vacation.

Larger than normal bedrooms, family room, and living room.  Large screened lanai and pool area. 

Master bath is handicapped accessible.

The home has a split bedroom layout with A/C of course, and ceiling fans in most every room. Family room has sliding glass doors to the screened pool/lanai area.

TV in family room, flat screens in living room, and 3 of the bedrooms.

  High speed internet access.

Screen enclosed pool and lanai area includes dining table with chairs, and recliner chairs with footrests.  Gas grill available for your use. 

Other amenities provided include bikes, beach chairs, beach wagon, and pool noodles

Pets considered with additional non refundable pet deposit

Rates:

To the above rate, add 11% Florida tax and $250 refundable security deposit (no other fees except pet deposit if applicable). Rates subject to change but we try to keep website up to date; rates negotiable for open dates within a month of booking,

Deposit, payment, and cancellation policy:

All that is needed to confirm your reservation is a $300.00 or 20% deposit (whichever is greater),  plus booking fee, payable by credit card or check. Balance is due by check 4 weeks prior to arrival (60 day prepayment for bookings of 3 weeks or more, or for our Sanibel home). Our rental agency will mail confirmation and check-in information after receipt of your deposit (all deposits, taxes, and final payments are collected by our rental agency on the island).

Deposit is refundable if reservation is canceled 90 days prior to scheduled arrival date. Any notice of less than 90 days will be refunded if we are able to re-rent the property for the same dates/rates.
